What happened to the name The Lost City?
The Lost City was proposed for development in 2005. Due to a new government initiated road - the East Parallel Road - a new master plan was created to accommodate this change. This provided the opportunity to create a more attractive community-orientated development divided into four villages, each comprising a series of neighbourhoods.

What does Al Furjan mean?
Al Furjan is a local Arabic phase meaning a collection of houses that form a small community to call home. Traditionally, Al Furjan was once a common form of housing settlement in Dubai.

Where is Al Furjan located?
Al Furjan is located within the heart of the New Dubai, east of Ibn Battuta Mall, behind The Gardens and south of Discovery Gardens. It is within close proximity to major shopping, employment (i.e., Jebel Ali Port, Dubai World Central, Knowledge Village, Internet/Media City) and leisure.
Al Furjan will have excellent access via three main roads - the D59 road (servicing Discovery Gardens), the new East West Parallel Road to connect with Dubai and Jebel Ali Road (E77) which connects with Jebel Ali Port, Emirates Road and Dubai.

Al Furjan is a master planned community development sited on approximately 560 hectares of land.

What types of products are available?
Al Furjan provides a range of home types, architectural styles and interiors to meet a wide range of customer needs, including Villas and Terrace Homes (commonly called townhouses).
There are three types of Villas:- Three bedroom Villa
- Five bedroom Family Villa
- Six bedroom Mansion
- Three bedroom Terrace Home
- Three bedroom and Family Terrace Home

When will my Villa or Terrace Home be completed?
Construction will commence in the first half of 2008, and buyers will be able to take delivery of their Villas or Terrace Homes by June 2010.

What house styles are available?
Initially, two architectural styles will be offered at Al Furjan:
Dubai - inspired by the original architectural style so well recognized as the "Dubai house." Extensive research and consultation with the lead architect bring forth the best stylistic characteristics of this beloved design.
Quortaj - incorporating key features of North African architecture with a fusion of Islamic and Mediterranean villa style developed for warmer climates. This style is both delicate and grand in appearance.
The Al Hejaz Style embodies calm and tranquility and is revered for its tones of whites and yellows complimented by earth tones of oranges and browns. Feature elements include the mashrabiya, a traditional, intricately carved porch as well as decorative panels, stylised arches and crafted front doors, creating residences of striking beauty and elegance.
The Al Hejaz home style offers residents a crafted home reminiscent of those located in one of the region’s most regarded areas.

Can the owner select their own interior?
Al Furjan provides customers with a choice of interior options specific to the product types. In coordination with our award-winning architects, these choices in product interiors and design provide the optimum benefit to the customer through professional planning. Each interior is designed with the exterior in mind, an important consideration in creating elegant and livable homes.
For Villas, two interior types are available: Classic and Contemporary
For Terrace Homes, two modern interior choices are available.

What is new urban planning?
In an effort to enhance the organic nature to the Al Furjan development and ensure a healthy community, our master plan incorporates new urban planning principles. These promote neighbourhoods designed to encourage walking and to mix diverse housing types and styles. Other aspects of new urban planning incorporated into the Al Furjan master plan include:
- A variety of streetscape designs surrounding both Villas and Terrace Homes
- Horizontal and vertical plots with varying frontage
- Open-fenced Villa designs permitting views of parks or camel path areas
- Terrace Homes grouped into small blocks of three or four
- Initiatives that benefit the environment, including the reuse of effluent water for landscape irrigation purposes and the use of water-saving plantings
- An internal road system designed to accommodate varying levels of traffic - wider roads for higher levels of village traffic, collective roads for the neighbourhood communities and local streets to service the Villas and Terrace Homes.

What are camel paths?
Camel paths, a distinctive feature of this development, provide pathway access from one neigbourhood to another. The paths also lead to parks, the Village Centres or other community facilities. Camel paths provide families the opportunity to walk, cycle, get closer to nature or just sit and relax.

What amenities will be available in the community?
Al Furjan will provide convenient facilities to meet every day needs - supermarkets, health clubs, mosques, schools, etc. The thoughtfully designed master plan ensures that the buyer is within 5 to 10 minutes walking distance to essential services such as shops and a school. Medical facilities should be within a similar distance by car.

Will landscaping and pools be provided for the Villas and Terrace Homes?
Streets, camel paths and public areas will be landscaped by Nakheel. Buyers are responsible for creating their own outdoor living spaces and pool areas, designing and landscaping to meet their individual needs.

Can the owners build a pool on their plot?
All buyers are subject to the Al Furjan Master Declaration and Use Rules and Code of behaviour. Subject to making application and completing all the requirements and approval by Nakheel and other relevant authorities, an owner can construct a pool on their plot. Pools can only be constructed after hand over of the property to the buyer.

Will competitive mortgage financing be available for my home?
There will be up to five premier banking corporations able to provide mortgage finance at competitive rates.

What amount of deposit is required to reserve a Villa or Terrace Home?
The initial deposit will be ten (10) percent.

Will show villas be available for inspection?
We will be presenting our show villas early next year to showcase the product types and their quality, as well as typical streetscapes and landscaping areas to be delivered.
