Rules and Guidelines during Al Furjan Sales Launch
- Properties will ONLY be sold to customers who have sales appointments
- Call Centre will be handling clients calls for appointments
- Call Centre staff will send an invitation to the existing leads who have shown interest to buy through online registrations, walkins, etc.
- Call Centre will update the sales consultants calendar for their scheduled appointments
- A full detailed list of the appointment will be given to the Sales Manager for maintaining the control of Sales visits
- A copy of the list will be distributed to the security men , Sales Reception & the hostess for maintaining clients visits & confirmation of their names
- If the client wasn’t able to come in person & decided to send some one on his behalf, a power of attorney should be presented from his or her behalf. The name of the customer presented on the invitation letter should be the same as the name on the passport copy.
- Property ownership can only be made under the purchaser (s) name (s) (as per his / her passport).
- Joint owner ship members can be only with direct family, e.g. spouse, parents & children.
- For a customer to buy a property on the day of sale he/ she must provide a colored passport copy or company documents if needed. There are no exceptions to this rule.
- A maximum of two (2) properties can be bought by a person at the time of sale, subject to presenting a colored copy of his/ her passport.
- All additional joint owners to a property must complete the reference sheet that will be provided at the time of the sale. Adding or removing an owner (s) for a property thereafter shall be processed through Nakheel Customer Services standard policies and procedures. Colored passport copies of all owners involved in the property must be provided at the time of the sale.
- Booking a property does not secure the sale. Confirmation of the booking will only be valid upon payment and clearance of the funds. Deposit Payment Cheques bounced due to insufficient funds will result in the property being forfeited.
- Payments will only be accepted through current dated cheques. Foreign Cheques will not be accepted. Partial deposit payments will not be allowed. A deposit payment must be 10% of the purchase price.
- Wire transfer will only be accepted for clients not residing in the UAE. A swift copy of the transfer must be provided within 24 hours of the sale. Currency conversions to/ from AED can only be confirmed at the rates prevailing on the day on which the monies are credited/ debited to our relevant bank account.(all wire transfers on sales launch needs Senior Manager approval and signature).
- Purchaser (s) will receive a Sales Launch Reservation Contract, Payment Schedule, Payment Instruction and Nakheel Admin Rules once the sale transaction has been completed.
- Transfer of name will not be allowed at the time of a sale. A property re-sale is not allowed prior to the issue and signing of the Property Sale and Purchase Agreement. Property re-sales have to be completed through Nakheel and to follow Nakheel’s Customer Services standard policies and procedures.
Note: Nakheel’s functional currency is AED. Cheques in foreign currencies or in UAE Dirham drawn on a foreign bank will not be accepted
